A pump that runs constantly is telling you something

A sump pump is meant to handle groundwater, not roof water. If yours cycles every few minutes during a storm and then stops entirely once the rain does, the water is coming off your roof and landing next to the house. That is a downspout problem wearing a pump out early.

Thornton is not an especially wet climate at about 420 mm a year, which usually means a wet basement here is a concentration problem - one downspout, one low spot - rather than a general water table issue.

The failure that floods basements

Pumps fail when the power goes out, and the power goes out in exactly the storm that needs the pump. If the basement is finished, a battery backup is the cheapest insurance in the building. Test it by unplugging the main pump and pouring a bucket in - not by pressing the button.

A rough test: at roughly 420 mm of rain a year in Thornton, a pump that only cycles during and immediately after a storm is moving roof water, not groundwater. Groundwater keeps a pump working for days afterwards.

With about 50% clay in the soil around Thornton, water that gets into the backfill leaves slowly, so a pump here is often working against ground that has been saturated for a week rather than against the storm itself.

Common questions

How long should a sump pump last?

Seven to ten years is typical, less if it is cycling constantly. A pump that is replaced every three years is being asked to do a drainage system's job.

Where should the discharge go?

Far enough from the house that it does not come straight back in, and never into a sanitary sewer. A discharge that ends two feet from the wall is a closed loop.
